And the bet is not on a random property but on an area being strengthened by Paralimni Marina, the Protaras Riviera brand and steady demand for seaside housing. The second signal came from Nicosia. The municipality has launched an architectural competition for the restoration of the historic municipal garden with a budget of €4.1 million excluding VAT. For an investor this is more than a landscaping story. Investments like these raise the quality of central districts, making them more attractive for living, renting and commercial activity. Urban upgrades rarely deliver an instant effect, but over time it is precisely these that support the price per square metre and the liquidity of nearby properties.

Energy infrastructure is getting stronger

The third reason is the energy base. Cyprus Mail reported that the transmission system operator has already issued preliminary connection terms for stand-alone storage systems with a combined capacity of over 200 MW and around 500 MWh, as well as for hybrid solar+battery projects of 29 MW and around 100 MWh. In parallel, a tender has already been published for three storage systems with a total capacity of 120 MW and 400 MWh. For the property market this is an important foundation: the more resilient the grid, the stronger the base for new residential and mixed-use projects.
