Palm Beach Resort: €110 Million in Larnaca — What It Means for the Market
In July 2026, Premium Access Cyprus received an Invest Cyprus International Investment Award for its flagship project, Palm Beach Resort — one of the largest private real-estate investments in Larnaca.
What Is Being Built: A Beachfront Project
The new Palm Beach Resort is a mixed-use development worth over €110 million on Larnaca's beachfront. It comprises a five-star hotel operated by Thanos Hotels & Resorts (50 years in Cypriot luxury hospitality), residential apartments for owner occupancy, restaurants, a wellness centre, swimming pools, sports facilities and direct beach access. Opening is scheduled for 2027.
Investment Context: Larnaca Is Gaining Momentum
Palm Beach Resort is not an isolated project. In 2026, Larnaca secured the largest infrastructure investments in its history: - €415 million — redevelopment of the port and marina (3 projects, 2027–2045) - €110+ million — Palm Beach Resort (opening 2027)
In total — €525 million of confirmed investment being delivered in parallel.
Why This Matters for Investors
Larnaca has historically traded at a discount to Limassol — 20–30% lower with a comparable climate and access to the sea. Since 2019, the district's transaction count has grown 160% — faster than any other district in Cyprus. Infrastructure projects of this scale usually precede price growth: buyers entering now are purchasing before construction shows up in the price lists.
Managed Residences as an Asset
Apartments within a branded resort run by a management company offer both rental income (managed lettings in peak season) and long-term capital growth. This is precisely the format that has proved the most resilient on the Cypriot market over the past three years.
