Larnaca: €415 Million for the Port and Marina — What It Means for Investors

July 6, 2026·1 min read

On 3 July 2026, the Cyprus Ports Authority (CPA) unveiled a detailed plan for the redevelopment of Larnaca's port and marina. The total investment is €415 million, spread across three parallel sub-projects with a horizon out to 2045.

The Three Sub-Projects and Their Scale

Sub-project A — Marina area (€190 million, 2027–2036): Relocation of the shipyard and creation of a mixed-use development: hotels, a conference centre, retail and office space. The commercial part is financed by private capital, which signals real developer interest already today.

Sub-project B — Marina infrastructure (€20 million, 2027–2036): Extension of the quay wall, a new breakwater, service buildings — a physical upgrade of the marina itself.

Sub-project C — Port modernisation (€205 million, 2027–2045): New berths, an extended breakwater, additional vessel capacity, a new port basin. The goal is to turn Larnaca into a Mediterranean 'blue economy' hub.

The Adjacent Opportunity: 50,000 sq m of Land

Next to the sites lies around 50,000 sq m of land earmarked for urban development. This is a direct opportunity for developers and investors to take positions before construction begins and prices reflect the infrastructure upgrade.

Why Larnaca Is the 'Next Limassol'

Larnaca already shows the highest growth in transaction numbers of any district in Cyprus: +160.7% versus pre-Covid 2019. Prices here are still 20–30% below Limassol, with comparable potential. The €415 million announcement officially launches an infrastructure cycle that has historically preceded price growth.

The master plan will be completed by 2029. Investors entering now are buying before the details are announced — at 'pre-plan' prices.
