Cyprus Market Record: 1,964 Deals in June and the First 10,000-Deal Half-Year
The Cyprus property market set an all-time record in June 2026: 1,964 sale contracts — the highest figure since records began in 2000. According to the Land Registry, this represents 27% growth compared with June 2025 (1,544 contracts).
June 2026: The Key Numbers
Limassol posted the strongest jump: 727 contracts — up 64% year-on-year. This is not just growth but acceleration in absolute terms: 283 more deals than a year ago, in a single month.
H1 2026 — the first half-year to top 10,000 deals: 10,007 contracts in January–June 2026 — the first time in the market's history that a first half has exceeded this threshold. Up 15% versus H1 2025.
Growth Across All Districts
What matters most is that the growth is broad-based, not isolated: - Limassol: +64% in June, the leading district by volume - Paphos: +21% in H1 2026 - Famagusta: +14% in H1 - Larnaca: +11% in H1 - Nicosia: +7% in H1
When all five districts grow at once, it signals structural rather than local demand. The market is functioning as a single system, not a set of isolated local bubbles.
The Construction Response
Supply is responding in parallel with demand: building permits in Q1 2026 rose 44.1% year-on-year (2,276 versus 1,580), approved floor area was up 40.2%, and the number of residential units up 58.4%. Developers are confident the market will absorb the new supply.
What This Means for Investors
An all-time high in deals during the summer season (traditionally quieter) shows that buyers are not waiting for autumn. This is pent-up demand converting into transactions — professional investors and end buyers are acting at the same time.
Properties in Limassol and Paphos are being absorbed quickly. The later you enter, the stiffer the competition for the best units.
